Bathroom Extractor Fan

Today we were asked to check a tenants bathroom extractor fan as condensation was not being removed from the property.

When our engineer checked the extractor fan it was found to be in full working order. They then checked the ducting and roof terminal/cowl.

Fault Found

When they checked the ducting in the roof, it was not connected to roof terminal. The installer of the flexible ducting did NOT even bother cutting a hole in the roof to connect to the roof terminal.

The roof sarking had been broken and flexible ducting ‘stuffed in’ the gap.

Effect of Fault

This caused the condensation from the bathroom to be extracted into the loft.  As the loft was not ventilated, the condensation was drawn back into the tenant’s home.  This increase in moisture inside the home can cause issues such as damp, mould, musty smells and can lead to tenants having breathing issues.

No roof terminal here, a lazy incompetent installer

Resolution

To resolve this issue we installed rigid ducting between the extractor fan and the roof terminal.  This allowed the condensation to be extracted correctly, reducing the moisture inside the home.
